Part IV mandates a layered approach — active systems (sprinklers, alarms, suppression) combined with passive systems (compartmentation, fire doors, fire-rated glazing, fire-stopping) into a coordinated strategy.
All protected escape staircases must be enclosed with fire-resisting construction. Doors opening from floors into these staircases must be self-closing fire doors with a minimum FD60 rating. In buildings above 24 m, FD120 is typically required by state fire departments interpreting NBC.
High-rise residential and commercial buildings must have fire lobbies at each floor between the lift shaft and the occupied floor area. The NBC specifies that doors to these lobbies be fire-rated and self-closing, preventing smoke and fire from entering the lift shaft during evacuation.
The connection between a basement car park and the main building is one of the most critical fire compartmentation points. NBC 2016 requires FD120 fire doors at this interface, often with automatic hold-open devices linked to the fire alarm system so doors close on alarm activation.
Generator rooms, transformer rooms, electrical switchgear rooms, and LPG/fuel storage rooms must be separated from other occupancies by fire-rated walls and fire doors. The rating depends on the fire load — typically FD60 to FD120.
For large floor plates (offices, malls, hospitals), Part IV requires horizontal compartmentation using fire-rated walls and doors to limit the spread of fire to a defined area. Door widths must meet minimum clear opening requirements for evacuation flow.
States like Maharashtra, Delhi, Karnataka, and Tamil Nadu have issued their own fire safety guidelines that supplement or exceed NBC 2016. Always verify with the local fire NOC authority for the applicable requirements in your jurisdiction.
